Circulation: We use 35% as a baseline. Circulation includes the aisles between individual spaces, such as offices and cubicles, and support spaces.
Loss Factor: This percentage you will need to get from the broker or landlord. Ultimately the landlord determines loss factor. Don't know what loss factor is? Here is a great article explaining in plain English.
